AC Leaking Water Inside the House: Causes and First Steps

A ceiling stain spreading under an attic air handler, or a puddle at the base of a closet unit, is one of those problems that gets expensive quietly. An ac leaking water indoors is rarely a plumbing failure. It is almost always condensate that your system produced normally and then failed to drain.

The good news is that the cause is usually simple and the repair is usually small. The bad news is that water and drywall do not wait for a convenient appointment, so what you do in the first ten minutes matters.

Below is the immediate checklist, then the six causes we find most often in Duluth homes, and an honest line between what you can handle and what needs a technician.

The First Ten Minutes

Before you diagnose anything, stop the water from doing damage.

  1. Turn the system off at the thermostat. Set the mode to off, not just fan. No cooling means no new condensate.
  2. If water is near electrical equipment or you can hear anything sizzling, switch off the breaker to the air handler instead of approaching it.
  3. Put towels and a shallow pan under the drip and pull furniture and rugs clear.
  4. If a ceiling is bulging or sagging, do not push on it. Move what is underneath and wait for help.
  5. Look for the source: the air handler cabinet, the drain pan under it, the drain line, or a wet spot along a duct.
  6. Wet-vac standing water in a pan rather than letting it sit. Standing water grows biofilm and rusts the pan.

Once the system is off and the water is contained, you have time. Most condensate problems are not emergencies after the source is shut down.

Why Your Air Conditioner Has Water in It

Cooling and drying happen together. Humid indoor air passes over the evaporator coil, which sits well below the air’s dew point, and water condenses on the cold fins the way it beads on a glass of iced tea. That water runs down into a drain pan and out through a condensate line, usually to a spot outside or into a plumbing drain.

On a humid north Georgia afternoon a single system produces a surprising amount of water. Everything downstream of that coil is a drainage system, and like any drainage system it clogs, cracks, and sags. When it does, the water has nowhere to go but the cabinet floor, the ceiling below, or the closet wall.

The Six Causes We Find Most Often

A clogged condensate drain line

This is the overwhelming favorite. Dust, pollen, and biological slime build a plug in the drain line or at the pan fitting, water backs up, and the pan overflows. Our humidity makes biofilm growth fast, and spring pollen gives it something to bind to. Fixing it means clearing the line, not just mopping up.

A cracked or rusted drain pan

Older units have metal pans that eventually rust through, and plastic pans crack with age and heat. Water then leaks straight through the pan and onto whatever is below, even though the drain line is perfectly clear. A pan that leaks only when full is a strong clue.

A frozen coil that is thawing

If the evaporator coil ices up from restricted airflow or a low refrigerant charge, the ice eventually melts faster than the pan can drain, and it overflows. The tell is a leak that comes and goes with the system cycling, sometimes with weak airflow and poor cooling beforehand. The ice is the symptom; airflow or charge is the cause.

A disconnected or sagging drain line

PVC joints separate, flexible tubing pulls loose, and a line that sags between supports holds standing water that becomes a clog. In attics, we also find drain lines that were never properly pitched, so gravity was never really on their side.

A failed condensate pump

When the unit sits below the drain, a small pump lifts the water out. Pumps fail, their float switches stick, and their discharge tubing kinks or clogs. If your air handler is in a basement or an interior closet and there is a small box beside it, you have a pump, and it is worth checking whether it is humming, silent, or full.

A missing or dry trap, and duct sweating

A condensate trap keeps air from being pulled through the drain line and letting the pan drain properly. Without one, or with a dry one, drainage stalls. Separately, water that appears along ductwork rather than at the unit is often condensation on uninsulated or poorly sealed duct in a hot, humid attic, which is a different repair entirely.

The Float Switch You Should Insist On

A condensate float switch senses rising water and shuts the system off before the pan overflows. It turns a ceiling repair into an inconvenient afternoon without cooling. If your system shuts down for no obvious reason on a humid day and there is water in the pan, thank the switch instead of resetting it.

Not every system has one, and attic installations especially should. Ask about it at your next visit. It is inexpensive protection for the most expensive kind of HVAC failure, which is the kind that damages your house rather than the equipment.

What You Can Do, and What Needs a Licensed Tech

Reasonable homeowner steps

  • Shut the system off and contain the water
  • Change a dirty air filter, which is the most common airflow restriction behind a frozen coil
  • Find the exterior drain termination and pull gentle suction on it with a wet-vac
  • Check whether a condensate pump’s reservoir is full or its tubing is kinked
  • Confirm supply registers are open and unblocked

  • Refrigerant charge checks and any refrigerant work, which is licensed
  • Evaporator coil cleaning, pan replacement, and trap or drain line rework
  • Anything requiring the blower compartment or electrical panel to be opened

Is a leaking air conditioner dangerous?

The water itself is condensate, not refrigerant, so it is not toxic. The risks are structural and electrical: soaked drywall and framing, mold growth in dark cavities, and water near an energized blower or control board. Shut the system off and, if water is near electrical parts, kill the breaker.

Can I pour bleach down the drain line to clear it?

We would not. Bleach is hard on metal pans and some fittings, and it does not clear an existing plug. Physical clearing from the termination works better, and pan treatment tablets are the maintenance step that keeps slime from returning.

Why does the leak only happen sometimes?

Intermittent leaks usually mean a partial clog, a coil that ices and thaws on a cycle, or a pan that only overflows at a certain level. That pattern is useful information, so note when it happens and how long the system had been running.

My system keeps shutting itself off and there is water in the pan.

That is a float switch doing its job. Do not bypass it or keep resetting it, because the next step after a bypassed switch is water in your ceiling. Get the drainage fixed and the switch will stop tripping.

How urgent is this if I caught it early?

Once the system is off and the water is contained, it is usually a next-day appointment rather than a middle-of-the-night call. It becomes urgent if the ceiling is sagging, water is reaching electrical equipment, or the home cannot go without cooling because of heat sensitivity.
