Of all the ways an air conditioner can ruin a July weekend, a blocked drain is the most ordinary and the most preventable. When an ac drain line clogged with slime finally stops passing water, you get one of two outcomes: a system that shuts itself off, or water somewhere in your house.
Neither is a mystery once you understand what is growing in there. A cooling system in humid north Georgia air produces a constant stream of condensate, and that dark, wet, room-temperature pipe is an excellent place for biological film to establish itself.

Where the Water Comes From, and Where It Goes
Cooling and dehumidifying are the same act. Humid indoor air crosses the evaporator coil, which sits below the air’s dew point, and water condenses on the fins. It drips into a drain pan beneath the coil, exits through a fitting, and travels by gravity through a PVC or vinyl line to a termination outside, a plumbing drain, or a condensate pump.
Along that path there is usually a trap, a short dip in the line that holds a little water. The trap keeps the blower from pulling air backward through the drain, which would stop the pan from draining properly. Understanding the trap matters, because it is also a favorite place for a plug to form.
Why Biofilm Forms So Fast Here
Biofilm is a slick community of bacteria and mold that anchors itself to a wet surface and slowly thickens. It needs moisture, moderate temperature, and something to eat. A condensate line in a Duluth summer supplies all three, and our long, humid cooling season means the system is producing water for months rather than weeks.
Then there is the dust. Metro Atlanta spring pollen loads up filters and coils quickly, and whatever gets past the filter lands on a wet coil and washes down into the pan. Add household dust, insulation fibers, and the occasional insect, and the film has a binder. What starts as a slippery coating becomes a soft plug, then a hard one.
The Signs Your Drain Is Blocking
Most of these show up before water does, which is why they are worth knowing.
- The system runs, cools, then shuts off on its own and restarts later. That is often a float switch tripping on a full pan.
- Water standing in the drain pan, or a damp cabinet floor at the air handler
- A musty smell from supply registers when the blower starts
- Nothing dripping from the exterior drain termination on a humid afternoon, when there should be a steady trickle
- A gurgling sound from the drain area
- A water stain on the ceiling below an attic unit, or on a closet wall
- A condensate pump running constantly or not at all
That fourth one is the underrated tell. Go look at your outdoor termination on a hot day while the system is running. No water at all usually means the water is going somewhere else.
How the Line Gets Cleared
The standard approach is suction from the exterior termination with a wet-vac. You seal the vacuum hose to the end of the pipe, usually with a rag or a rubber coupling, and pull for a minute or two. A plug of gray sludge comes out, water follows, and drainage resumes. This is the one part of the job a careful homeowner can reasonably attempt.
Blowing compressed air into the line from the indoor side is a different story. It can force the plug into a tighter spot, blow water out of the trap, or push sludge back into the pan. If suction from outside does not work, stop there and let a technician open the line at the correct access point.
Once flow is restored, the line should be flushed and the pan cleaned. A plug that formed once will form again if the film that produced it is still lining the pipe. That is the difference between clearing a clog and fixing the problem, and it is a routine part of AC maintenance.
Vinegar or bleach?
This argument never ends, so here is our position. Distilled white vinegar is the gentler option: mildly acidic, unlikely to harm a metal pan or PVC, and reasonable as a periodic maintenance flush. Bleach is more aggressive on biological growth but also harder on metal pans, older fittings, and anything downstream if the line ties into a plumbing drain.
More important than the liquid is what you expect from it. Neither clears an established plug. They are housekeeping for a line that already drains, not a drain opener. Pan treatment tablets do the same job with less mess.
What You Can Safely Do, and What Needs a Licensed Tech
Reasonable homeowner tasks
- Turn the system off at the thermostat as soon as you find water
- Change the air filter, and change it more often during pollen season
- Apply wet-vac suction at the exterior drain termination
- Pour a cup of distilled vinegar into an accessible cleanout on a line that still drains
- Drop a pan treatment tablet in the drain pan if you can reach it safely
- Keep the area around an attic or closet air handler clear so it can be serviced

- Opening the blower or coil compartment for pan cleaning and coil cleaning
- Rebuilding or correcting the trap, the pitch, and the line supports
- Replacing a rusted or cracked drain pan
- Installing or testing a condensate float switch
- Condensate pump diagnosis and replacement
- Anything involving refrigerant or electrical compartments

Once a year as part of a cooling tune-up is the baseline, and it is best done in spring. Homes with attic air handlers, long drain runs, pets, or a history of clogs often do better with a mid-season check as well.
Is the musty smell coming from the drain?
Often it is coming from the pan and the coil rather than the pipe itself. Standing water plus biofilm on a wet coil is a common source of that damp-basement odor when the blower kicks on. Cleaning the coil and pan addresses the source instead of masking it.
Will pan tablets alone keep the line clear?
